We are proud to have a simple, yet effective solution to homeowners under the pressure of a looming foreclosure. However, the exact method may vary based on individual circumstances. That’s why we can’t possibly list all permutations of the basic concept, which revolves around a Purchase & Sales transaction. Here are a few examples.

Deal 1: Low equity

Typical of borrowers with little or no down, like VA, USDA and FHA loans, early into the mortgage loan; we can cash out the homeowner and purchase the property at full market value.

Deal 2: No Equity

Typical of borrowers who are underwater with their property and may not have the financial potential to resolve, fight the foreclosure or just hire a broker to sell off their burdened home. We can add value to the home and make it an investment property with a reasonable chance of producing profits. This also allows us to value the property high and at market value.

Deal 3: Large amount of Equity

Typical of borrowers who have an old loan largely paid off. We can offer full market value for the home with a partial financing of the equity that would be cashed out with an upfront lump sum and/or regular scheduled payments and/or a balloon payment at the end of an agreed term.
